【摘要】:改革開發(fā)以來,經(jīng)過多年的發(fā)展,房地產(chǎn)市場已經(jīng)成為支撐我國經(jīng)濟發(fā)展的重要產(chǎn)業(yè)。但是,自2010年起,國家開始對房地產(chǎn)市場進行調(diào)控,政策不斷出臺,調(diào)控不斷升級。國有中小型房地產(chǎn)企業(yè)與該行業(yè)的企業(yè)同樣面對融資難、土地獲取難、資金缺乏、利潤壓縮等難題的挑戰(zhàn)。本論文旨在通過對國有中小型企業(yè)的市場環(huán)境、經(jīng)營模式等進行分析,研討國有中小型房地產(chǎn)企業(yè)應(yīng)采取何種方式經(jīng)營以適應(yīng)當(dāng)前的房地產(chǎn)市場。本文運用文獻研究法、歸納分析法、實證研究法等方法,對國有中小型房地產(chǎn)企業(yè)的經(jīng)營環(huán)境、經(jīng)營模式等進行分析研究。論文結(jié)構(gòu)方面,本文共分為七章。第一章為緒論,主要對本文的研究背景、意義和研究方法等做出介紹。第二章介紹本文理論基礎(chǔ)。第三章對房地產(chǎn)市場政策調(diào)控進行研究,分析在政策調(diào)控下房地產(chǎn)市場所面臨的挑戰(zhàn)和機會。第四章運用PEST和SW0T模型對國有中小型房地產(chǎn)企業(yè)的市場環(huán)境和經(jīng)營狀況進行分析,說明企業(yè)所面臨的經(jīng)營難題,如獲取土地資源難、資金運營難、競爭壓力大等難題。第五章對政策調(diào)控下國有中小型房企經(jīng)營模式轉(zhuǎn)變進行分析,探討國有中小型房地產(chǎn)企業(yè)采取什么樣經(jīng)營模式以適應(yīng)政府對市場的調(diào)控。第六章對筆者所工作企業(yè)的經(jīng)營模式變革進行實證分析。第七章提出研究結(jié)論、對策與展望,對國有中小型房地產(chǎn)企業(yè)采用經(jīng)營模式提出建議,提出國有中小型房地產(chǎn)企業(yè)要調(diào)整戰(zhàn)略和產(chǎn)品結(jié)構(gòu)的思路。
[Abstract]:Since the reform and development, after years of development, the real estate market has become an important industry to support the economic development of our country. However, since 2010, the state began to regulate the real estate market. State-owned small and medium-sized real estate enterprises face the same challenges as the enterprises in the industry, such as financing, land acquisition, lack of funds, profit compression and other challenges. The purpose of this paper is to analyze the market environment and management mode of the small and medium-sized state-owned enterprises, and to discuss how to manage the small and medium-sized state-owned real estate enterprises in order to adapt to the current real estate market. Using the methods of literature research, inductive analysis and empirical research, this paper analyzes the management environment and business model of small and medium-sized state-owned real estate enterprises. In terms of the structure of the thesis, this paper is divided into seven chapters. The first chapter is the introduction, mainly introduces the research background, significance and research methods of this paper. The second chapter introduces the theoretical basis of this paper. The third chapter studies the policy regulation of real estate market and analyzes the challenges and opportunities of real estate market under policy control. The fourth chapter analyzes the market environment and management situation of state-owned small and medium-sized real estate enterprises by using PEST and SW0T model, and explains the management problems faced by enterprises, such as the difficulty of obtaining land resources, the difficult operation of funds, the great competition pressure and so on. The fifth chapter analyzes the change of the management mode of the state-owned small and medium-sized housing enterprises under the policy regulation and discusses what kind of management mode the state-owned small and medium-sized real estate enterprises adopt in order to adapt to the government's regulation and control of the market. The sixth chapter makes an empirical analysis on the change of the business model of the enterprises that I work for. The seventh chapter puts forward the research conclusion, countermeasure and prospect, puts forward the suggestion to the state-owned small and medium-sized real estate enterprise to adopt the management mode, and puts forward the train of thought of the state-owned small and medium-sized real estate enterprise to adjust the strategy and the product structure.
