商業(yè)地產項目的風險識別、評價和控制研究

【摘要】:經過二十多年的發(fā)展,房地產行業(yè)目前已經成為推動我國國民經濟快速發(fā)展的基礎性、先導性和支柱性產業(yè)。房地產行業(yè)包括商業(yè)地產和住宅地產,隨著國家產業(yè)結構的調整和對住宅地產宏觀調控的逐漸加強,資金逐漸流向商業(yè)地產,從而使商業(yè)房地產的供給和需求目前都呈現(xiàn)比較活躍的態(tài)勢。商業(yè)地產對城市的發(fā)展具有重要的意義,它能夠帶動第三產業(yè)發(fā)展,改善人們生活品質,吸納社會就業(yè)人口以及承載城市景觀。但是作為一項綜合性、技術性和專業(yè)性都很強的投資活動,在開發(fā)過程中商業(yè)房地產項目不可避免地存在著很多風險。這些風險的存在,使商業(yè)地產項目的投資收益具有很大的不確定性,從而產生風險。在這種情況下,如何有效地識別商業(yè)地產項目的風險,對于房地產企業(yè)減少項目運營風險,提高經濟效益和社會效益,對政府完善政策,建立穩(wěn)定、繁榮和諧的商業(yè)地產市場都具有重要的作用。 本文依據風險管理理論,首先對我國商業(yè)地產目前存在的市場風險、政策風險、經營風險、財務風險進行了分析,然后以寶島廣場商業(yè)地產項目作為研究對象,系統(tǒng)介紹了該項目的背景、物業(yè)、商業(yè)模式、市場分析以及項目籌建情況,以風險識別和風險規(guī)避為研究思路,,采用頭腦風暴法和SWOT分析法對寶島廣場商業(yè)地產項目可能存在的風險進行了研究,并且針對這些風險,結合公司和項目的實際情況,提出了相應的風險控制措施,為政府管理部門和房地產企業(yè)的決策者和管理者對商業(yè)地產風險處理提供依據;最后是本文的結論。
[Abstract]:After more than 20 years of development, the real estate industry has become the basic, leading and pillar industry to promote the rapid development of our national economy. The real estate industry includes commercial real estate and residential real estate. With the adjustment of national industrial structure and the gradual strengthening of macro-control on residential real estate, the capital flows gradually to commercial real estate. So that commercial real estate supply and demand are showing a more active situation. Commercial real estate plays an important role in the development of the city. It can promote the development of the tertiary industry, improve the quality of life of people, absorb the social employment population and carry the urban landscape. However, as a comprehensive, technical and professional investment activities, commercial real estate projects inevitably have a lot of risks in the process of development. The existence of these risks makes the investment income of commercial real estate project have a lot of uncertainty, resulting in risk. In this case, how to effectively identify the risks of commercial real estate projects, for real estate enterprises to reduce project operation risks, improve economic and social benefits, improve government policies, establish stability, Prosperous and harmonious commercial real estate market has an important role. Based on the theory of risk management, this paper firstly analyzes the market risk, policy risk, management risk and financial risk of commercial real estate in our country, and then takes the commercial real estate project of Po Dao Square as the research object. The background, property, business model, market analysis and project preparation of the project are introduced systematically. Using brainstorming method and SWOT analysis method, this paper studies the possible risks of the commercial real estate project in Po Dao Square, and puts forward the corresponding risk control measures according to the actual situation of the company and the project. It provides the basis for the decision makers and managers of the government management department and the real estate enterprise to deal with the commercial real estate risk; finally, it is the conclusion of this paper.
