【摘要】:目前,由于房地產(chǎn)項(xiàng)目占用資金量大,開(kāi)發(fā)建設(shè)周期長(zhǎng),市場(chǎng)價(jià)格波動(dòng)大,使得房地產(chǎn)項(xiàng)目財(cái)務(wù)風(fēng)險(xiǎn)較高。但是,因房產(chǎn)項(xiàng)目涉及的行政審批程序比較多,大多數(shù)開(kāi)發(fā)商把主要精力集中于行政審批,而匆視了項(xiàng)目的最終盈利性,因此對(duì)房地產(chǎn)項(xiàng)目財(cái)務(wù)可行性進(jìn)行評(píng)價(jià)就顯得尤為重要。本文主要研究了房地產(chǎn)開(kāi)發(fā)項(xiàng)目的財(cái)務(wù)評(píng)價(jià)問(wèn)題,一共分為六部分。第一部分主要介紹研究背景、意義以及國(guó)內(nèi)外的研究現(xiàn)狀,并簡(jiǎn)要說(shuō)明本文的研究方法、內(nèi)容及結(jié)構(gòu)安排;第二部分從項(xiàng)目評(píng)估的理論入手,概括講述了房地產(chǎn)投資項(xiàng)目評(píng)估的方法及依據(jù):第三部從介紹青島A公司ZYDJ房地產(chǎn)綜合開(kāi)發(fā)項(xiàng)目情況入手,結(jié)合市場(chǎng)需求分析及市場(chǎng)定位研究的相關(guān)理論,對(duì)ZYDJ項(xiàng)目進(jìn)行市場(chǎng)定位和需要預(yù)測(cè);第四、五部分是實(shí)證研究,運(yùn)用本文前面介紹的方法,對(duì)ZYDJ項(xiàng)目的財(cái)務(wù)評(píng)價(jià)與研究,針對(duì)項(xiàng)目存在的風(fēng)險(xiǎn),提出應(yīng)對(duì)風(fēng)險(xiǎn)的建議。結(jié)論部分對(duì)所評(píng)估項(xiàng)目做出了評(píng)估結(jié)論,并對(duì)相關(guān)研究進(jìn)行了總結(jié)。本文對(duì)項(xiàng)目的財(cái)務(wù)評(píng)價(jià)研究主要采用了定性分析與定量評(píng)估相結(jié)合、靜態(tài)分析與動(dòng)態(tài)分析相結(jié)合的方法。本文的研究目標(biāo)在于綜合運(yùn)用項(xiàng)目評(píng)估理論知識(shí),用房地產(chǎn)投資項(xiàng)目評(píng)估的理論與方法,對(duì)青島A公司ZYDJ房地產(chǎn)綜合開(kāi)發(fā)項(xiàng)目進(jìn)行財(cái)務(wù)評(píng)價(jià),得出全面的科學(xué)合理的房地產(chǎn)項(xiàng)目財(cái)務(wù)評(píng)價(jià)研究結(jié)論,為該行業(yè)類(lèi)似投資項(xiàng)目財(cái)務(wù)評(píng)價(jià)研究提供參考。
[Abstract]:At present, because of the large amount of capital occupied by real estate projects, the long period of development and construction, and the fluctuation of market price, the financial risks of real estate projects are high.However, because there are more administrative examination and approval procedures involved in real estate projects, most developers focus mainly on administrative examination and approval, and do not look at the ultimate profitability of the project.Therefore, it is particularly important to evaluate the financial feasibility of real estate projects.This paper mainly studies the financial evaluation of real estate development projects, which is divided into six parts.The first part mainly introduces the research background, significance and current research situation at home and abroad, and briefly explains the research method, content and structure arrangement of this paper; the second part starts with the theory of project evaluation.The methods and basis of real estate investment project evaluation are summarized. The third part begins with the introduction of ZYDJ real estate comprehensive development project of Qingdao A Company, and combines the relevant theories of market demand analysis and market positioning research.The fourth and fifth part is empirical research, using the method introduced in this paper, the financial evaluation and research of ZYDJ project, and put forward some suggestions to deal with the risk of the project.The conclusion part makes the evaluation conclusion, and summarizes the related research.In this paper, the method of combining qualitative analysis with quantitative analysis and static analysis with dynamic analysis is used to study the financial evaluation of the project.The purpose of this paper is to comprehensively apply the theory of project evaluation and the theory and method of real estate investment project evaluation to evaluate the ZYDJ real estate comprehensive development project of Qingdao A Company.A comprehensive scientific and reasonable research on financial evaluation of real estate projects is obtained, which provides a reference for the financial evaluation of similar investment projects in the industry.
