西安高新區(qū)某寫字樓項(xiàng)目投資的經(jīng)濟(jì)評(píng)價(jià)研究

【摘要】:房地產(chǎn)業(yè)是我國(guó)國(guó)民經(jīng)濟(jì)的支柱性,隨著房地產(chǎn)業(yè)的迅速發(fā)展,市場(chǎng)競(jìng)爭(zhēng)越來(lái)越激烈,因而對(duì)項(xiàng)目開(kāi)發(fā)的經(jīng)濟(jì)評(píng)價(jià)進(jìn)行專題研究顯得越來(lái)越重要,以確保項(xiàng)目投資的理性。 本文以高新區(qū)某寫字樓項(xiàng)目投資的經(jīng)濟(jì)評(píng)價(jià)研究為出發(fā)點(diǎn),針對(duì)房地產(chǎn)投資決策要素、房地產(chǎn)投資經(jīng)濟(jì)評(píng)價(jià)指標(biāo)體系以及房地產(chǎn)投資風(fēng)險(xiǎn)等相關(guān)理論進(jìn)行了闡述;并從我國(guó)宏觀經(jīng)濟(jì)與房地產(chǎn)業(yè)宏觀環(huán)境,西安市經(jīng)濟(jì)發(fā)展?fàn)顩r、西安市房地產(chǎn)市場(chǎng)、高新區(qū)寫字樓市場(chǎng)發(fā)展?fàn)顩r等多方面分析了本項(xiàng)目的投資環(huán)境;同時(shí)針對(duì)項(xiàng)目定位進(jìn)行了深入研究;對(duì)項(xiàng)目進(jìn)行了清償能力、盈虧平衡與敏感性分析;并且通過(guò)構(gòu)建模糊層次分析法(FAHP)模型對(duì)項(xiàng)目風(fēng)險(xiǎn)進(jìn)行了評(píng)價(jià)。 本文的研究將有助于開(kāi)發(fā)商進(jìn)一步了解市場(chǎng)運(yùn)行狀況,并對(duì)項(xiàng)目的順利開(kāi)發(fā)提供參考和決策依據(jù),研究也對(duì)房地產(chǎn)項(xiàng)目的投資活動(dòng)具有實(shí)踐參考價(jià)值。
[Abstract]:The real estate industry is the pillar of the national economy of our country. With the rapid development of the real estate industry, the market competition is becoming more and more fierce, so it is more and more important to carry on the special research on the economic evaluation of the project development, in order to ensure the rationality of the project investment.Based on the study of the economic evaluation of an office building project investment in the high-tech zone, this paper expounds the relevant theories such as the elements of real estate investment decision, the index system of real estate investment economic evaluation and the real estate investment risk.The investment environment of this project is analyzed from the macro economy and real estate macro-environment of our country, the economic development situation of Xi'an city, the real estate market of Xi'an city, the development of office building market of high-tech zone and so on.At the same time, the positioning of the project is deeply studied; the project liquidity, break-even and sensitivity are analyzed; and the project risk is evaluated by constructing the fuzzy analytic hierarchy process (FAHP) model.The research in this paper will be helpful for developers to further understand the market operation situation and provide reference and decision basis for the smooth development of the project. The research will also have practical reference value for the investment activities of real estate projects.
