【摘要】:隨著我國(guó)市場(chǎng)經(jīng)濟(jì)的不斷發(fā)展與深入,各行各業(yè)的相互競(jìng)爭(zhēng)也日趨激烈,尤其是房地產(chǎn)開發(fā)企業(yè)競(jìng)爭(zhēng)更為激烈。因此,,如何推動(dòng)我國(guó)房地產(chǎn)投資理論和房地產(chǎn)開發(fā)企業(yè)研究成為當(dāng)代歷史一個(gè)極為重要的課題。從而房地產(chǎn)企業(yè)開發(fā)企業(yè)如何利用市場(chǎng)信息經(jīng)濟(jì)、房地產(chǎn)投資理論及博弈論等投資行為就顯得極為關(guān)鍵。同時(shí),提高企業(yè)的行業(yè)競(jìng)爭(zhēng)能力和投資管理能力,也是關(guān)系著企業(yè)在市場(chǎng)競(jìng)爭(zhēng)環(huán)境中的生存與發(fā)展,保障企業(yè)穩(wěn)定地、可持續(xù)地增長(zhǎng),具有非常重要的現(xiàn)實(shí)意義。 本文以市場(chǎng)學(xué)、經(jīng)濟(jì)學(xué)等方面的知識(shí)對(duì)房地產(chǎn)項(xiàng)目投資開發(fā)的相關(guān)基礎(chǔ)理論、項(xiàng)目背景、經(jīng)濟(jì)效益、社會(huì)效益和研究結(jié)論及建議等七個(gè)方面進(jìn)行綜合分析。為利于項(xiàng)目投資效益分析,本文以沈陽Y房地產(chǎn)公司G小區(qū)開發(fā)項(xiàng)目為例,全面的闡述了該項(xiàng)目的可行性研究理論、實(shí)施的具體方案、市場(chǎng)定位與競(jìng)爭(zhēng)能力分析、不確定性分析、環(huán)境與社會(huì)影響分析和投資效益評(píng)價(jià)等內(nèi)容。目的在于為G小區(qū)開發(fā)項(xiàng)目投資決策提供了理論基礎(chǔ),同時(shí)也對(duì)其他小區(qū)開發(fā)項(xiàng)目的投資效益分析提供參考依據(jù)。 本文研究表明,沈陽Y房地產(chǎn)公司G小區(qū)開發(fā)項(xiàng)目的實(shí)施,一是可以有效的改善遼中縣城鎮(zhèn)居民的生活環(huán)境,提高居民的生活質(zhì)量;二是提高本市基礎(chǔ)設(shè)施水平,為遼中縣創(chuàng)造良好的投資環(huán)境;三是通過G小區(qū)開發(fā)項(xiàng)目的財(cái)務(wù)評(píng)價(jià)結(jié)果以及項(xiàng)目投資估算等成果來看,本項(xiàng)目各項(xiàng)指標(biāo)都符合國(guó)家的相關(guān)法律及規(guī)定。同時(shí)也能有效證明本工程的建設(shè)和實(shí)施是完全可行的,也是十分必要。
[Abstract]:With the continuous development and deepening of the market economy in China, the competition between various industries is becoming increasingly fierce, especially in the real estate development enterprises. Therefore, how to promote the study of real estate investment theory and real estate development enterprises has become an extremely important subject in contemporary history. Therefore, how to make use of market information economy, real estate investment theory and game theory is very important. At the same time, it is very important to improve the ability of industry competition and investment management, which is related to the survival and development of enterprises in the market competition environment, and to ensure the steady and sustainable growth of enterprises. Based on the knowledge of market science and economics, this paper makes a comprehensive analysis of the relevant basic theories, background, economic benefits, social benefits and conclusions and suggestions of real estate project investment and development. In order to benefit the investment benefit analysis of the project, this paper takes the G district development project of Shenyang Y Real Estate Company as an example, comprehensively expounds the feasibility study theory, the concrete scheme of implementation, the market orientation and the competitive ability analysis of the project. Uncertainty analysis, environmental and social impact analysis and investment benefit evaluation. The purpose of this paper is to provide a theoretical basis for the investment decision of the G district development project, and at the same time to provide a reference for the investment benefit analysis of other community development projects. The research shows that the implementation of the G community development project of Shenyang Y Real Estate Company can effectively improve the living environment and quality of life of residents in Liaozhong County, and improve the level of infrastructure in this city. Third, through the financial evaluation results of the G district development project and the project investment evaluation results, all the indicators of the project are in line with the relevant laws and regulations of the country. At the same time, it can effectively prove that the construction and implementation of the project is completely feasible and necessary.
