A房地產(chǎn)公司契約式聯(lián)盟合作研究

【摘要】:21世紀(jì)經(jīng)濟(jì)全球化發(fā)展,任何單一的公司或企業(yè)都難以獨(dú)立應(yīng)對(duì)全球化帶來的嚴(yán)峻挑戰(zhàn),難以獨(dú)自把握經(jīng)濟(jì)一體化創(chuàng)造的良好發(fā)展機(jī)遇,“合作、共贏”已經(jīng)成為不可阻擋的時(shí)代潮流。中國房地產(chǎn)行業(yè)興起以來,通過合作的方式共同開發(fā)項(xiàng)目就沒有停止過,尤其是近幾年,隨著國家在房地產(chǎn)行業(yè)政策的不斷完善和對(duì)房地產(chǎn)行業(yè)的不斷調(diào)控和打壓,越來越多的開發(fā)商都采取了聯(lián)合拿地、共同開發(fā)的開發(fā)模式。然而,關(guān)于房地產(chǎn)聯(lián)盟合作的現(xiàn)行的法律政策與管理制度尚未形成完善的體系,因此,本文進(jìn)行A房地產(chǎn)公司契約式聯(lián)盟合作的案例分析研究,旨在提高聯(lián)盟合作的組織績(jī)效,達(dá)到“聯(lián)盟有效率、合作有成果”的合作目的。 本文通過查閱大量房地產(chǎn)聯(lián)盟合作的相關(guān)文獻(xiàn)資料,利用統(tǒng)計(jì)調(diào)查研究、系統(tǒng)研究法、和文獻(xiàn)研究法分析探討A房地產(chǎn)公司契約式聯(lián)盟合作的案例。在研究過程中,,本文結(jié)合A企業(yè)的實(shí)際情況并借鑒了相關(guān)的理論經(jīng)驗(yàn),調(diào)查統(tǒng)計(jì)分析研究契約式聯(lián)盟合作各影響因素指標(biāo),篩選確立了影響因素指標(biāo)體系,并運(yùn)用AHP層次分析法對(duì)各級(jí)因素進(jìn)行權(quán)重分析。最后進(jìn)一步論述了提高房地產(chǎn)公司聯(lián)盟合作的科學(xué)性和規(guī)避風(fēng)險(xiǎn)、解決問題的方法,以及同類企業(yè)采用契約式聯(lián)盟合作進(jìn)行房地產(chǎn)開發(fā)時(shí)可采用的方針策略,從而給契約式聯(lián)盟合作企業(yè)提供具有實(shí)踐價(jià)值的參考依據(jù)。
[Abstract]:With the development of economic globalization in the 21st century, it is difficult for any single company or enterprise to deal with the severe challenges brought about by globalization and to grasp the good development opportunities created by economic integration. Win-win has become an irresistible trend of the times. Since the emergence of China's real estate industry, the joint development of projects through cooperative means has not stopped. Especially in recent years, with the continuous improvement of the national policies in the real estate industry and the constant regulation and suppression of the real estate industry, More and more developers have taken joint land, the development model of joint development. However, the current legal policy and management system of real estate alliance cooperation has not yet formed a perfect system. Therefore, this paper makes a case study of A real estate company contractual alliance cooperation, in order to improve the organization performance of alliance cooperation. To achieve the "alliance efficient, fruitful cooperation" cooperation purposes. Through consulting a large number of related documents of real estate alliance cooperation, this paper makes use of statistical investigation, systematic research, and literature research to analyze and discuss the case of A real estate company contractual alliance cooperation. In the course of the research, combining with the actual situation of enterprise A and drawing on the relevant theoretical experience, this paper investigates and analyzes the influencing factors of contractual alliance cooperation, and establishes the index system of influencing factors. And use AHP analytic hierarchy process to carry on weight analysis to each level factor. Finally, the paper further discusses the methods of improving the scientific nature and avoiding risks of the alliance cooperation of real estate companies, and the methods to solve the problems, as well as the policy strategies that can be adopted when the same kind of enterprises adopt the contractual alliance cooperation to carry out the real estate development. Thus, it can provide reference basis of practical value for contractual alliance cooperative enterprises.
