房地產企業(yè)多項目經營資源配置優(yōu)化研究

【摘要】:隨著市場經濟的不斷發(fā)展,企業(yè)競爭的激烈程度也愈演愈烈,房地產企業(yè)的項目利潤率卻越來越低。要維持企業(yè)自身的生存與發(fā)展,就需要同時開發(fā)不同地域的多個項目,這種發(fā)展方向使得房地產企業(yè)多項目管理在資源配置問題上面臨更加復雜化的環(huán)境和管理問題。因此,對房地產企業(yè)多項目資源配置優(yōu)化問題進行研究迫在眉睫。 論文以項目管理理論和經營資源配置優(yōu)化理論為指導,以房地產企業(yè)和項目為對象,在借鑒國內外學者相關研究成果和深入房地產企業(yè)實地調研基礎上,運用系統(tǒng)分析法和數(shù)學模型法,系統(tǒng)論述了多項目經營資源配置優(yōu)化相關理論;分析了房地產企業(yè)多項目經營資源優(yōu)化配置現(xiàn)狀、問題和原因;構建了以工期最小化為綜合目標的房地產企業(yè)多項目經營資源配置優(yōu)化模型;借助房地產企業(yè)多項目管理案例,應用遺傳算法對模型進行了迭代求解,實證分析了房地產企業(yè)多項目經營資源優(yōu)化配置,并對該模型和算法進行檢驗,從而進一步驗證該流程的有效性和實用性。最后,提出了房地產企業(yè)多項目經營資源優(yōu)化配置的對策建議。 論文不僅充實了房地產企業(yè)多項目管理的相關理論,而且針對房地產企業(yè)多項目管理過程,為企業(yè)管理者和項目管理者們提供了更客觀的資源配置優(yōu)化方法,使得房地產企業(yè)在多項目管理中的資源配置變得更加科學化。論文得出了以下兩點結論: (1)通過對多項目管理及多項目資源配置的研究,在前人理論分析的基礎上,引入了數(shù)學建模方法,構建了房地產企業(yè)多項目資源配置的優(yōu)化模型,并對該模型的具體算法(遺傳算法)做了應用性細化。 (2)通過對實際項目案例的模擬,證明了論文構建的房地產企業(yè)多項目經營資源配置模型的有效性與適用性。在對G公司三個同期在建項目的實際數(shù)據(jù)進行分析處理,并通過遺傳算法進行優(yōu)化,有效化解了多項目資源沖突問題,實現(xiàn)了多項目整體總工期縮短、企業(yè)資源利用率提高的目標。
[Abstract]:With the continuous development of market economy, the fierce competition of enterprises is becoming more and more fierce, but the profit margin of real estate enterprises is becoming lower and lower. In order to maintain the survival and development of enterprises themselves, it is necessary to develop many projects in different regions at the same time. This direction of development makes the multi-project management of real estate enterprises face more complicated environment and management problems in resource allocation. Therefore, it is urgent to study the optimization of multi-project resource allocation in real estate enterprises. Under the guidance of project management theory and management resource allocation optimization theory, this paper takes real estate enterprises and projects as the object, on the basis of drawing lessons from the relevant research results of domestic and foreign scholars and deepening the field investigation of real estate enterprises. By using system analysis method and mathematical model method, this paper systematically discusses the related theories of multi-project management resource allocation optimization, analyzes the present situation, problems and reasons of multi-project management resource allocation in real estate enterprises. The optimization model of multi-project management resource allocation for real estate enterprises with the objective of minimization of project time is constructed, and the genetic algorithm is applied to solve the model iteratively with the aid of real estate enterprise multi-project management case. This paper empirically analyzes the optimal allocation of multi-project management resources in real estate enterprises, and tests the model and algorithm to further verify the effectiveness and practicability of the process. This paper puts forward the countermeasures and suggestions for optimizing the allocation of multi-project management resources in real estate enterprises. The thesis not only enriches the related theories of multi-project management in real estate enterprises, but also provides more objective optimization methods for enterprise managers and project managers in view of the multi-project management process of real estate enterprises. This makes the resource allocation of real estate enterprises more scientific in multi-project management. This paper draws the following two conclusions:. 1) through the research of multi-project management and multi-project resource allocation, based on the previous theoretical analysis, the mathematical modeling method is introduced, and the optimization model of multi-project resource allocation in real estate enterprises is constructed. The applied thinning of the specific algorithm (genetic algorithm) of the model is also given. 2) through the simulation of the actual project cases, it proves the validity and applicability of the multi-project management resource allocation model of the real estate enterprise constructed by the paper. The actual data of the three projects under construction in G Company are analyzed and processed. Through genetic algorithm optimization, the problem of multi-project resource conflict is effectively resolved, and the goal of shortening the total duration of multi-project and improving the utilization rate of enterprise resources is realized.
