【摘要】:在當(dāng)前傳統(tǒng)住宅市場(chǎng)銷(xiāo)售降溫的背景下,商業(yè)地產(chǎn)以其豐厚的利潤(rùn)空間正在吸引著眾多開(kāi)發(fā)商的進(jìn)入。數(shù)據(jù)顯示,商業(yè)地產(chǎn)銷(xiāo)售額增速明顯高于住宅地產(chǎn)。然而,由于商業(yè)地產(chǎn)的行業(yè)特點(diǎn),其有別于住宅地產(chǎn),商業(yè)地產(chǎn)更加注重項(xiàng)目建成后的經(jīng)營(yíng)過(guò)程。所以,商業(yè)地產(chǎn)可能會(huì)面臨更為復(fù)雜的財(cái)務(wù)風(fēng)險(xiǎn)。如何合理規(guī)避和控制財(cái)務(wù)風(fēng)險(xiǎn)已經(jīng)成為商業(yè)地產(chǎn)行業(yè)亟待解決的問(wèn)題。通過(guò)對(duì)商業(yè)地產(chǎn)企業(yè)在不同環(huán)節(jié)可能出現(xiàn)的財(cái)務(wù)風(fēng)險(xiǎn)的研究,有的放矢,本文針對(duì)不同財(cái)務(wù)風(fēng)險(xiǎn)提出不同的防范措施,進(jìn)而提高商業(yè)地產(chǎn)項(xiàng)目管理水平。 本文主要以W商業(yè)地產(chǎn)企業(yè)為研究對(duì)象,探究商業(yè)地產(chǎn)企業(yè)在開(kāi)發(fā)和運(yùn)營(yíng)過(guò)程中可能存在的財(cái)務(wù)風(fēng)險(xiǎn),最終實(shí)現(xiàn)針對(duì)不同環(huán)節(jié)出現(xiàn)的財(cái)務(wù)風(fēng)險(xiǎn)提出不同的風(fēng)險(xiǎn)防范措施。為了完成這一研究目標(biāo),本文主要由以下結(jié)構(gòu)構(gòu)成。 第一章為緒論,主要介紹本文的研究背景及意義,研究現(xiàn)狀及國(guó)內(nèi)外相關(guān)研究綜述,本文的研究方法、研究的創(chuàng)新點(diǎn)和框架結(jié)構(gòu),本章起到一個(gè)總述的作用,引出本文核心內(nèi)容的研究。 第二章為商業(yè)地產(chǎn)企業(yè)財(cái)務(wù)風(fēng)險(xiǎn)防范理論基礎(chǔ),首先從概念角度出發(fā),對(duì)商業(yè)地產(chǎn)的定義進(jìn)行了界定,并且列出了商業(yè)地產(chǎn)的特點(diǎn),進(jìn)一步說(shuō)明商業(yè)地產(chǎn)已經(jīng)成為城市發(fā)展的新引擎。然后,結(jié)合商業(yè)地產(chǎn)和住宅地產(chǎn)的差異性,本文對(duì)商業(yè)地產(chǎn)財(cái)務(wù)風(fēng)險(xiǎn)進(jìn)行了分類(lèi),并且對(duì)不同類(lèi)別財(cái)務(wù)風(fēng)險(xiǎn)的識(shí)別及成因進(jìn)行了分析,為下文針對(duì)性的提出財(cái)務(wù)風(fēng)險(xiǎn)防范措施提供理論依據(jù)。最后,對(duì)于財(cái)務(wù)風(fēng)險(xiǎn)防范的一般措施進(jìn)行了論述。 第三章為W商業(yè)地產(chǎn)企業(yè)開(kāi)發(fā)運(yùn)營(yíng)階段財(cái)務(wù)風(fēng)險(xiǎn)分析,主要以大連W商業(yè)地產(chǎn)企業(yè)作為本文的研究對(duì)象,對(duì)于該企業(yè)在投資評(píng)估、融資、運(yùn)營(yíng)等環(huán)節(jié)上可能出現(xiàn)的財(cái)務(wù)風(fēng)險(xiǎn)做了詳細(xì)論述。 第四章為商業(yè)地產(chǎn)企業(yè)財(cái)務(wù)風(fēng)險(xiǎn)防范措施,主要針對(duì)第三章中可能存在的財(cái)務(wù)風(fēng)險(xiǎn),分別提出商業(yè)地產(chǎn)企業(yè)財(cái)務(wù)風(fēng)險(xiǎn)防范的一般性措施和技術(shù)性措施,通過(guò)這些措施可以使商業(yè)地產(chǎn)財(cái)務(wù)風(fēng)險(xiǎn)發(fā)生的概率降到最低,并且將風(fēng)險(xiǎn)可能帶來(lái)的損失降到最低。 第五章為結(jié)論,主要對(duì)本文研究進(jìn)行總結(jié),并對(duì)將來(lái)研究的方向進(jìn)行了展望。
[Abstract]:Under the background of cooling sales in traditional residential market, commercial real estate is attracting the entry of many developers with its rich profit space. Data show that commercial real estate sales growth significantly faster than residential real estate. However, because of the characteristics of commercial real estate industry, it is different from residential real estate, and commercial real estate pays more attention to the management process after the project is completed. Therefore, commercial real estate may face more complex financial risks. How to avoid and control financial risks reasonably has become an urgent problem in commercial real estate industry. Through the study of the possible financial risks in different links of commercial real estate enterprises, this paper puts forward different preventive measures against different financial risks, and then improves the management level of commercial real estate projects. This article mainly takes W commercial real estate enterprise as the research object, explores the commercial real estate enterprise in the development and the operation process may have the financial risk, finally realizes the different risk prevention measure according to the different link financial risk. In order to accomplish this research goal, this paper mainly consists of the following structure. The first chapter is the introduction, mainly introduces the research background and significance of this article, the research status quo and the domestic and foreign related research summary, the research method, the research innovation point and the frame structure, this chapter plays a general role. Lead to the study of the core content of this paper. The second chapter is the theoretical basis of financial risk prevention for commercial real estate enterprises. Firstly, it defines the definition of commercial real estate from the perspective of concept, and lists the characteristics of commercial real estate. Commercial real estate has become a new engine of urban development. Then, combined with the difference between commercial real estate and residential real estate, this paper classifies the financial risk of commercial real estate, and analyzes the identification and causes of different types of financial risk. To provide theoretical basis for the following targeted financial risk prevention measures. Finally, the general measures of financial risk prevention are discussed. The third chapter is the financial risk analysis of W commercial real estate enterprise in the development and operation stage, mainly taking Dalian W commercial real estate enterprise as the research object of this paper, for this enterprise in the investment evaluation, financing, Operation and other links may appear on the financial risk to do a detailed discussion. The fourth chapter is the commercial real estate enterprise financial risk prevention measure, mainly in view of the third chapter possible financial risk, separately proposed the commercial real estate enterprise financial risk prevention general measure and the technical measure, Through these measures, the probability of the financial risk of commercial real estate can be reduced to the minimum, and the possible loss caused by the risk can be reduced to the minimum. The fifth chapter is the conclusion, mainly carries on the summary to this article research, and has carried on the prospect to the future research direction.
